BREEAM NC2018 Residential ( previously HQM) tool query

Home Quality Mark (HQM) has been rebranded into BREEAM UK New Construction: Residential. I am looking to undertake a LCA for BREEAM UK NC Resi ( HQM). There is an article on HQM (https://oneclicklca.zendesk.com/hc/en-us/articles/5443383335580-Home-Quality-Mark) which suggest that we use BREEAM IMPACT tool. However, there has been lot of changes in the standard since the article. Will there be an update to explain how we can incorporate that in Oneclick?

New guidelines: Page 147 of BREEAM NC RESI (HQM) -

Key one is filling BREEAM embodied carbon reporting tool with all modules except B6,B7, D. However we dont have an option to input Construction site operation (A5) in the impact tool. Can you help me on this?

Hi Hiranmoy,

We’re working on a new article about meeting BREEAM Residential standards. It’ll be released once the BRE approves our new BREEAM v7 tools, which are designed to also meet BREEAM Residential compliance. A key change in v7 is that IMPACT use will no longer be mandatory. We expect approval around the summer holidays.

We’re curious if the BRE considered IMPACT’s limitations when publishing the Residential NC 6.1 guide. That version of IMPACT doesn’t include A5 resources and therefore can’t report A5 emissions.

In the meantime, we suggest using the standard BREEAM UK tool for your residential assessments. Alternatively, you can use the IMPACT tool and explain that the current version of IMPACT doesn’t offer the option to report A5 emissions.

Thank you for your prompt response, Steven. I wonder what BRE thinks regarding IMPACT tool’s value where the tool’s database stuck in 2018 in the world of RICS 2nd edition and UKNZC building standard

One positive development with BREEAM v7 is the update to the IMPACT database. The new version will encompass a broader array of materials. Initially, there was a proposal to make IMPACT mandatory for all assessments under BREEAM UK v7, but thankfully, that decision was reversed.

I just checked the BETA version of the manual (v7), it does say IMPACT tool is must.

The current manual is temporary; the IMPACT database requirement will be updated when the final guide is released. We’re in almost daily contact with the BRE, and I really appreciate their proactive engagement with those who understand how the tools and schemes function in practice. It’s great to see our feedback, genuinely being incorporated.
